• Surprise is about 20 minutes from our office, northwest up Grand Avenue or out the 101 to Bell Road and west. That is close enough that Jayson measures every Surprise garage himself before he prices it, rather than quoting off a photo.

• Sun City Grand is an age-restricted community, and its association lets golf carts on its streets once they are street legal, insured and tagged like a car. If a cart shares your garage, it parks in the same spot every night beside its charger, so that corner takes as much traffic as the car’s tire tracks. Flake hides the scuffs a small tire leaves when it turns in place.

• Sun City Grand has an architectural review committee, and its application covers changes to the home. A garage floor sits behind the door, but if you want the driveway done in the same visit, check with the committee before the install date. That call is the association’s, not ours.

• If the garage holds a car you would rather show than park, or it has turned into a hobby room, ask us about metallic. It is one poured color with movement in it rather than flake, and it costs more than the other finishes because it brings in a second installer. Look at the flake colors chart for the metallic range before the quote visit.

What the sun does at the garage door

A Surprise garage door that faces west takes the afternoon sun straight onto the first few feet of floor whenever it is open, and in summer that can be every afternoon. Straight epoxy ambers and chalks in sunlight, which is why a floor that is epoxy all the way up turns yellow at the door first. So the clear coat we put over the flake is polyaspartic, which is UV stable and holds its color, and it goes on every floor we do.

The rest of the job is the same two days as anywhere. We grind the whole slab with a diamond grinder and vacuum it, fill any cracks as a priced add-on, and lay the epoxy base with the flake broadcast into it. The floor holds for 24 hours so the base sets up hard. On the second day we scrape the loose flake and roll on the top coat. That hold is the reason for a two day install, and it is the same garage floor coating system we lay in Peoria and everywhere else.

Every floor is priced by the square foot. A three car garage costs more than a two car one, and crack filling, stem wall repair, a metallic finish or an old coating that has to come off first all add to the number. Jayson measures the slab, gives you the price in person, and you choose the blend and the install date at the same visit. Financing through Affirm is there if you would rather spread the cost.

While we work, the garage is closed and everything that parks in it, cart included, lives somewhere else. The floor takes feet 24 hours after we finish and the car 48 hours after.
