If yours is, the garage floor is probably bare concrete with nothing on it yet. We still grind it, but there is no old sealer or kit coating to take off first, and the coating goes down before the first oil spot does.
The Village at Vistancia’s association allows street parking during the day and prohibits it overnight, and its association office takes requests for a parking variance. Your garage is closed for the two days of the install, so if the driveway cannot hold every car, ask the association about a variance before we start.
For a garage that parks two cars and gets swept when somebody gets around to it, we would point you to a full flake broadcast. The flake covers the whole base coat, so dust and tire marks get lost in the pattern between sweeps, and the texture gives your shoes something to grip.
What we do to the slab
A Peoria garage in July is the hottest room in the house, and nobody cools it. The car comes home on hot tires and parks in the same two tracks every night. Hot rubber softens whatever it sits on, and as the tire cools it grips harder, so a thin coating on a slab that was never opened up gets pulled off in those tracks. That is why the grind comes first on every floor.
We grind the whole slab with a diamond grinder and vacuum it, then fill any cracks, which is an add-on priced on your quote. The epoxy base coat goes down with the flake broadcast into it, and the floor holds for 24 hours so the base can set up hard. On the second day we scrape off the loose flake and roll on the polyaspartic clear coat, the layer that takes the afternoon sun when the door is up.
That hold is why this is a two day install and never a one day job. It is the same garage floor coating system we lay in every city we cover.
Price and the quote visit
We price by the square foot, always. The size of the garage sets most of the number. Crack filling, stem wall repair, a metallic finish or an old coating that has to come off first all add to it. Jayson measures the slab at the quote visit and gives you the price in person, and you pick your blend and book the install date at the same visit. Do you come out to Vistancia and north Peoria?
Yes. All of Peoria is our home city, from the streets around our office near Olive Avenue up to the neighborhoods by Lake Pleasant. North Peoria is the longer drive, up Lake Pleasant Parkway, but the quote visit is the same wherever you are: Jayson comes to the house, measures the garage, looks at any cracks or old coating, and gives you a price before he leaves. If your association limits where cars can park overnight, tell him at that visit so the install dates work around it.
Which finish do most Peoria garages get?
We do not keep a count by city, so this is a recommendation rather than a statistic. For a garage that parks two cars every day, full flake broadcast is the one we point people to, because it hides dust and tire marks and has the most texture underfoot. If the garage is more of a room than a parking spot, pure epoxy with no flake gives you one solid color. Metallic costs more because it brings in a second installer. Every finish gets the polyaspartic top coat.
My house in Peoria is brand new. Should I coat the garage floor now?
Before you move boxes in is the easiest time we will ever see that garage. An empty garage means nothing to shift before day one, and a floor that has never had oil on it needs no stain work before the grind. We grind it anyway, because the smooth surface a builder leaves is too closed for the base coat to grip.
