Your garage in El Mirage

• From our office, El Mirage is about 15 minutes northwest up Grand Avenue, across the Agua Fria River. It is the drive Jayson makes to measure your slab, and the one the crew makes on both mornings of the install.

• Rancho El Mirage and Thompson Ranch are on the city’s own list of its communities, and El Mirage roughly quadrupled in population across the first decade of this century, so much of its housing dates from those years. A garage slab from that stretch has usually had years of oil drips and tire marks, and sometimes a builder’s sealer or a kit coating that has started to peel. All of it comes off under the grinder.

• El Mirage says a city permit is not required for new construction or alterations to driveways, patio slabs or other flat concrete on private property, and that work in the city right of way is the exception. That only comes into it if you add the driveway or a patio to the job, since the garage floor is indoors. Whether your association reviews exterior changes is a separate question for the association.

• If a workbench and shelving share the garage with the car, full flake broadcast is the finish we would suggest. Shelf feet and dropped tools land everywhere, not only in the tire paths, and with flake covering the whole floor no part of it is bare base coat.

Oil, old coatings and a clean grind

Oil and antifreeze do not sit on top of concrete. They soak into it, and a coating laid over an oil stain grips the stain instead of the slab. An old sealer or a peeling kit coating does the same thing: the new floor bonds to the old layer, and when the old layer lets go, the new one goes with it. That is why nothing goes down until the diamond grinder has taken the surface back to open, clean concrete.

After the grind we vacuum the slab, fill any cracks as a priced add-on, and lay the epoxy base with the flake broadcast into it. The floor holds for 24 hours so the base sets up hard, and on the second day we scrape off the loose flake and roll on the polyaspartic clear coat. The hold is why this is a two day install. It is the same garage floor coating system we lay in every city, epoxy under a polyaspartic top coat.

We price by the square foot. The garage’s size sets most of the number, and crack filling, stem wall repair, a metallic finish or an old coating that has to come off first add to it. Jayson measures the slab and gives you the price in person, and you pick your blend and book the install date at the same visit. Financing through Affirm is available if you would rather spread the cost.

For the two days the garage is out of use, so the car parks outside. You can walk on the floor 24 hours after we finish and park on it after 48 hours.
